No Ejari, No Water or Electricity! Look after your tenants!


ATTENTION ALL LANDLORDS – Are you aware that it is essential you ensure your property maintenance fees are up to date and that any previous tenancy Ejari has been cancelled before you re-rent your property? If you don’t, then your new tenants will not be able to register for Ejari and connect to DEWA.

To avoid delays in between tenants you should ensure that your handover process is properly managed, even more so now. Delays resulting in your property remaining empty will cost you money, but can easily be avoided.


It’s no longer possible to move to a new property and have the tenancy contract registered with Ejari later, unless you want to live without electricity and water.


The Dubai Electricity and Water Authority (Dewa) have announced that attesting tenancy contract (Ejari) will be mandatory to get electricity and water services activated, beginning July 1st.


The new system is called Takamul, and is an initiative that will speed up the process of the Issuance and renewal of Tenancy Contracts (Ejari).

TENANTS, WHAT YOU NEED TO DO-

  1. Tenants can register tenancy contracts at any of the typing centers approved by Dubai Land Department. You do not have to visit Dewa’s customer happiness centers since the two agencies are now linked, which will save you time and effort. (A list of typing center locations can be found at: http://www.ejari.ae/).
  2. Electricity and water services in Dubai are activated as soon as Ejari contract is attested, without visiting DEWA offices.
  3. Once the Ejari is attested (registered), the tenant will receive a welcome message from Dewa via e-mail and SMS, including the account and premise numbers, as well as a link to pay the security deposit.
  4. Once the security deposit is paid online or using any of the smart channels provided by Dewa, electricity and water services are activated for the customer within 24 hours of payment.
